An international investment group sought to acquire a prime commercial property portfolio in central Accra valued at €8.5 million. The properties had complex title histories involving a combination of statutory leasehold, customary ownership, and prior mortgages, creating significant due diligence challenges.
Our real estate team conducted exhaustive title searches at the Lands Commission, engaged with the relevant traditional authorities to verify and document customary land rights, secured discharge of all existing encumbrances, and structured the acquisition through a Ghanaian special purpose vehicle to optimise the client's regulatory position.
All properties were acquired with clear, registered title within six months of instruction. The acquisition structure provided the client with a tax-efficient holding vehicle and a compliant framework for the planned commercial development. The properties are now fully developed and generating rental income.
